Orange Beach Seafood Festival & Car Show

The festival is the major fundraising event for the Makos Academics Arts & Athletics Club (MAAAC), which directly benefits Orange Beach schools. Each year, more than 15,000 people attend the fundraising event. The annual festival features a full day of delicious food, 100 artists from throughout the South, and music for the whole family to enjoy on two stages. In addition, there is a large Kids’ Zone with activities, and a huge car show featuring antique, classic and hot rod vehicles all along Main Street. There is no admission charge to the event and plenty of parking. Volunteers from Orange Beach schools help park cars and donations are accepted in support of our schools. The Arts & Crafts booths typically include handmade jewelry, metal yard and garden art, beach-art inspired signs, homemade candles, glass bird feeders, nautical decor, 3D cut glass wall art, Henna body art and clothing, among many other art, crafts and specialty items.

What are the community standards?

Our greatest obligation to you and our own top priority is to provide the best community environment at a reasonable cost. To this end, we have established community standards – “Rules and Regulations” aimed at permitting an active lifestyle yet ensuring the privacy and comfort of all our residents. Through these standards we are able to provide and maintain well-kept communities offering beauty and serenity.

Community standards establish a basic criteria for anyone wishing to move into our communities, and those same standards apply whenever homes are resold. It’s these high principles of daily living that allow us to keep so many happy residents.

When you review our Lease Agreement, you’ll realize that our community standards are simply guidelines by which nearly all of us have conducted our daily lives for years. We just put them in writing to avoid misunderstandings. Our Lease Agreement, more than any other single factor, is what ensures high resale values of the homes in our communities. Good rules mean good neighbors, and good neighbors create good neighborhoods – and that protects your investment. People will eagerly buy previously owned homes at a reasonable price, and in a quality neighborhood.

Most current residents confirm that the two most important factors influencing their selection, and what continues to bring them peace of mind are the community standards, and the friendliness of our residents. In addition, our residents are homeowners – not renters – and that adds stability, permanence and a sense of pride to the neighborhood.

If you buy a lot by itself in a development, established community standards are not always present. And a neighborhood that was satisfactory in the beginning can suddenly become unacceptable. In our communities you know up front the standards by which everyone lives and you can rest assured that they will stay that way or even improve through our annual review and revision process.

What are the advantages of land leasing over buying a piece of property?

As you reach your retirement years, typically your income is reduced from your peak earning period, and you must seriously consider methods of using your assets to your best advantage.

Whether your money is from a nest egg saved over the years, or profit from wise investments or the sale of your long-time home, is it in your best interest to tie up a substantial portion of it in the purchase of land?

Consider your options. One is to commit a large amount to the purchase of land – an arrangement whose primary beneficiary is the developer. The other is to purchase a less labor-intensive home on leased land and keep your funds available for discretionary or emergency purposes.

Some of our competitors still push land purchase, claiming land ownership frees you from additional financial obligations. However, this is not the complete story. Land ownership is an expensive way to live due to high property taxes and maintenance fees. In addition, it ties up your funds – money you can utilize only by selling the land or taking out an additional mortgage (and paying substantial interest to use money that was already yours.) 

When you’re considering a purchased vs. leased developed lot, look at the entire picture – financial, lifestyle and the business relationship. Be sure you get clear, concise answers to important questions. Are all utilities installed? Are there sewer and water impact fees? What landscaping and plantings are included? Are there parking areas and are they paved? Is there a monthly maintenance/association fee? Is the association run by nosey neighbors or professionals? Are there additional amenities and recreational facilities, and who maintains and pays for them?

Also consider who pays for maintenance, trash pickup, street lights, tree and shrub trimming, and rubbish removal? Are there effective community standards, pet and noise restrictions and gated entry? And will there be professional management on site to help you in the future?

Property ownership is important to some people. Others enjoy the lifestyle advantages offered by a land lease community with protective standards. Evaluate both options. In the end, we hope you regard The Grove as a worthy alternative.

What are the assurances that you will not sell our leased land to someone else?

Creating and managing Land-Lease Communities is the Heiler’s only business, and our history has been to maintain ownership as a long-term investment – not buying and selling properties. We hope our three generations of family leadership demonstrates this clearly.

What does the monthly fee include?

The monthly lot rent at The Grove covers a range of amenities, including lawn maintenance, a brand new clubhouse, pickleball and tennis courts, fitness center, shuffleboard courts, heated pool and jacuzzi, dog park, library, billiards, sauna, and a game room.

Does the monthly lease fee change and by how much?

Yes, the monthly fee generally increases annually in small increments. You would be hard pressed to find a community that does not have annual increases. We aim to keep increases limited to the amount necessary to maintain community standards and services that our residents want and expect. We strive to keep our lease fees in pace with the market, which has helped our departing residents realize resale values substantially above market prices. 

What are fee increases based on?

Although in can vary from year to year, generally an increase can be based on any or all of the following:

  • Rents in comparable communities.
  • The Consumer Price Index (CPI) Controllable costs such as maintenance and payroll.
  • Hard-to-control costs such as utility charges, rubbish costs and insurance expenses.

By law, residents receive a letter each year informing them what the increase for that year was based on.

Is there a cap on increases?

No, there is neither an upper nor lower cap on lease fee changes. However, our company history and policy has to keep our lease fees in pace with that of comparable communities so that we can keep our current residents happy, and provide good resale values for residents if and when they decide to relocate, or their families in the event of your passing.

Can our grandchildren stay and visit with us?

Yes. However, they are required to follow the same rules as our residents. While most communities limit guest stays to no longer than 30 days, specific rules and regulations regarding guest stays may vary by community, so we recommend checking with the community manager for exact guidelines.
As many grandparents say, “We love to see our grandchildren come and love to see them go home as well!” This is one of the many benefits of living in a “55 and over” community.

Are all your rules actually enforced?

Yes. Many residents move to our communities because of our community standards and the stability the rules create within the community environment. These standards were written based on our experience managing manufactured home communities for over 35 years in Florida, and input from past and present residents. It’s our obligation to you to ensure that they are enforced.

Are house pets allowed?

Yes, we understand that pets are cherished companions and an important part of many households. In all our communities, small dogs and cats are welcome inside the home. Please note that size restrictions for dogs may vary by community. Additionally, all pets must receive park approval prior to move-in.

How do we sell our home if we need or want to?

You may sell your home independently, through a licensed agent, or by listing your home with the community sales office. Most departing residents choose us to sell their home because this is what we do for a living. In the case of an estate, the inheritor(s) may move into the home provided they meet all the applicable entry requirements or sell the home to another qualified party.

The Foley Grove is located on County Road 65 in Foley, AL. If you’re coming from U.S. Highway 98, head south on County Road 65. Continue for about 3 miles, and The Foley Grove will be on your left.

If you’re traveling from downtown Foley, take State Route 59 south, then turn right onto County Road 12. From there, turn left onto County Road 65, and you’ll see The Foley Grove on your right.
